Technical descrption of area

Traffic circle

  • Currently, the access to the land plot is provided using the already existing road with macadam and gravel surface, passing along the left border of the land plot and capable to pass heavy vehicles.
  • Permit of “Latvijas Valsts celi” to reduce the protective zone of the road from 100 to 25 m, letter No.22/4196 of 11.12.2006 and No.5/2486 of 13.02.2007.


Land use engineering

  • Geological and topographical investigations were performed for the land plot (Geotechnical passport (geotechnical investigation) “Burkāni”, 2007; Topography, “Burkāni”, 2007), no additional peat is required.
  • There is a land grading project with zero balance earthworks (Earthworks cut and fill table “Burkani”, land grading “Burkani”).


Utilities

  • Medium pressure gas piping with pipe diameter of 200 mm, and outlet to this land plot is laid.
  • Power cable for “Asfalnieks” plant is laid, which passes in the exclusion area of the high-voltage line on the territory of this land plot (2 MW), from which this plot can use the power of 1 MW.
  • On a part of the land plot there are: 110 KW high-voltage power line.
  • 0,4 KW power line – it is technically possible to transfer it.
  • Telephone line – it is technically possible to transfer it.


Pre-project documentation

  • There is an approved architectural and planning assignment to design an industrial warehouse facility with the area up to 5 thou. sq.m. with 30% building density and 100% land development rate on one of the land plots (“Burkani” 15,200 sq. meters).
  • The usable floor area can be significantly increased, if we receive APA for two other land plots (“Ineses” – 4,590 sq.m, “Dizcamane” – 4,400 sq. m), increase the building density up to 40% and land development rate up to 200-250%.


Thus, we can build up to 10 thou. sq.m of production areas, but given the development rate – 1,5 – 2 times bigger.
